First thing we do is get our clients pre-qualified and help them get pre-approved before making an offer on your behalf, if needed. A pre-qualification from a mortgage or lender is required at the time an offer is made on foreclosed or bank repo properties. Getting pre-approved is the best leverage one could possibly have and will save thousands of dollars in discounts that the seller would not offer otherwise. Getting pre-qualified doesn't lock you with the lender and we always recommend that you check with at least three lenders to get the best interest rate and terms.

Getting pre-qualified is mandatory prior to the bus tour for several reasons, chiefly among them is that we refuse to lead our clients to the foreclosure slaughter house. You need to know exactly how much home or condo you can afford and under what terms. Hundreds of thousands of foreclosures could have been avoided if people got this right.

Set your criteria for the desired Las Vegas home or condo

Now that you know how much home or condo you can afford, you have to set your criteria for floor plan and location. We will do a search of the Greater Las Vegas MLS with you to cement our understanding of your desired floor plan and square footage.  

Las Vegas real estate bus tour day

We will take up to 12 clients on a bus tour of 15-20 homes and condos in the area that comes closest to our clients criteria. We will pick 5-7 properties based on their value and the rest based on our clients criteria.

After the real estate bus tour

If one of our clients wants to make an offer on a property that we visited, we will provide him/her with comps and market trend analysis and any other relevant information and then make an offer.

If our clients have not found what they are looking for, we will either arrange one more bus tour, or assign them to a team member to take care of them individually.
