Las Vegas commercial real estate market has recovered from the recession lows and picked up in 2016 where we left off in 2015 with steady gains in industrial, retail and office sectors.  2016 promises to be the best year in the past 10 years.

We provide at least two Las Vegas commercial real estate market updates per year and the last one was for the third quarter of 2015. The fourth quarter data are close to the third quarter except for 3-7 cent increase in asking lease rates and a nominal uptick in vacancy rates.

We also provided a video that explains the discrepancy between vacancy rates provided by various entities, for example the total vacancy rate for Las Vegas retail sector is about 8.2% for the 4th quarter of 2015, however UNLV tracks vacancy rates for anchored retail properties and it has been hovering at about 10% for awhile.

As for foreclosures and short sales, they are few and are not sold at significant discounts.
