I did a home search for houses under $150,000 in the Greater Las Vegas Valley. There were about 18 homes available in the MLS (Multiple Listing Service), these homes were either pre-manufactured homes which were set on permanent foundation for the ease of financing or homes that are older than 35 years old and in need of repair. The average size of these properties was a little smaller than 1000 square feet. Most of these properties are in probate court. $150,000 gets a buyer an average home in the mid-west, but not in Las Vegas.  Those moving to Las Vegas from cities with far lower median home prices need to adjust their expectations. A good way to gain an understanding of the Las Vegas home and condo prices is to click on the new and resale home data bases which I have made available to the public in my web site. Select your desired criteria and see what results come back. If you get a not found message, lower your expectations.
