Where is the best place in Las Vegas to buy commercial real estate or investment property?

While a Realtor cannot answer the buyer’s question as to where is the best area in Las Vegas to buy a home or condo, Commercial real estate agents can tell the investor which areas of Las Vegas are best suited to his/her needs. The best area to buy commercial real estate depends on the buyer’s needs.

Naturally the buyer must decide what criteria’s are the most important to him/her. 

·         Is the transaction cash or is financing needed (some properties are easier to finance than others)

·         Cap Rate must be a certain number, say 7%

·         Short term appreciation for the purpose of flipping the property

·         Mid or long term appreciation of property

·         Appreciation through fixing a distressed property

·         Should it be a passive investment or does the buyer want to be hands on

·         Does it have to be an income property (Land Investments do not generate income unless they are leased)

·         Should it be an investment that the buyer can enjoy part time (hotel condos in Las Vegas)

·         What is the internal rate of return on investment

·         If  the buyer is looking for mid to long term appreciation, In my opinion, and it is only an educated guess, that industrial properties have the best chance of appreciating in the future due to shortage of industrial land in Las Vegas, Henderson, and North Las Vegas. The vacancy rate for industrial properties has been under 5% for the past few years and the price per square foot has more than doubled since 2002. However industrial properties do not satisfy a 7% cap rate.

Las Vegas is a dynamic city and seems like new billion dollar projects are being built here all the time. Naturally properties in the vicinity of these major projects are going to be the biggest beneficiaries; the trick is to purchase these properties before these major projects are built. For that you need a knowledgeable agent who keeps up with the new permits which are issued for the new projects.
