I always ask for a CLUE Report on any property that I make an offer on behalf of a buyer and it paid off in a big way recently. I made an offer on 2287 square ft. home in West Las Vegas. The home is located near Lake Mead and Buffalo in the Desert Shores area. After a lit bit of back and forth, the offer was accepted. As a part of due diligence, the listing agent faxed me the required property disclosures where the seller claimed that the house did not have any problems while the seller resided there. Then came the CLUE Report and it showed a $13,400 claim due to water damage in the kitchen area three weeks after the sellers moved in. I contacted the listing agent and he denied any previous knowledge of the damage and added that the sellers are willing to explain the damage and that the water damage was repaired immediately. I just find it very hard to believe that a seller can forget water damage to their home only three weeks after moving there. Additionally as soon as the CLUE report showed up the sellers knew exactly where the repair bills were and offered to fax it to me. I advised the buyers about the CLUE report and they asked me to cancel the contract and I did. I was not too happy about this since I would have bore the responsibility had I failed to discover the damage.
CLUE is an acronym for Comprehensive Loss Underwriting Exchange. CLUE is a database of homeowners insurance claim histories which is provided to subscribing insurance companies. CLUE report is kind of like CARFAX except it covers both residential and commercial real estate.
