I have discussed the pricing for Allure’s smaller models in some detail in previous blog posts. I have also laid a credible case for why when the excess inventory of these high rise condos is depleted the current pricing will go away for good. Now it is time to discuss Allure’s condominiums that are larger than 1000 square feet. Needless to say price differences of greater than $150,000 could be justified here as these can be upgraded to a higher degree.

The next larger floor plan is 1090 square feet and I found 41 closings for this floor plan at this writing.  The lowest price paid for this model, is $300,000 in Feb-2008 and the highest was $500,000 and was recorded in Jan-2008 and Feb-2008. Most of these model condos have been sold for $375,000-$445,000. The 1090 foot model is a one bedroom one bath with a den that they call an office and one or more balconies; the balcony is 89 square feet. Allure is offering 10 condominiums that are listed for sale, one is lease to own on the 26th floor for $588,000 and a model unit is listed for $610,000. The least expensive condominium is listed for $457,000 and is located on the 10th floor, it should be mentioned that these have a North view. These have to compete with condominiums that are listed in the Las Vegas MLS and there are 6 listed for sale. The least expensive two units are for sale for $348,000-$365,000 and are on the lower floors with a North view. Naturally these condos are on lower floors, one on the 6th floor and the other on the 9th floor and the most expensive listing is a condo on the 35th floor and is priced at $575,000.

The next larger model is 1233 square feet and has 2 bedrooms and two bathrooms and one or more balconies. The balconies are 49 square feet. I have counted 17 sold condos for this floor model and the price range is $450,000-$590,000. Two condos have sold for as much as $780,000 in March-08. Allure is offering 9 of these condominiums for sale at this time and all have South views where you can see the Strip. Allures condos are listed for as little as $633,000 for a lease to own condo on 11th floor and the most expensive is offered at $778,000 for a 33rd floor condominium. The Las Vegas MLS has 5 listings for this floor model with the price range of $575,000-$741,000 and the two units that are listed for $575,000-$599,000 seem to offer the best value as these are upper floor condominiums with great Strip views.

It should be noted that none of the listings on Las Vegas MLS have sold so far.

Hurricane Ike kicked the tar out of parts of Louisiana and Texas as an earth quake did to China and typhoons do to India. One truly needs to pause and reflect a bit that these natural disasters don’t ask anyone’s nationality, political affiliation, color of skin or for that matter anything else. These natural disasters destroy human beings along with animals. Unfortunately it has become human tradition to seek superiority over fellow human beings by perpetuating hate and drumming up our natural differences to manufacture animosity among groups to gain economic and political power.

As I have stated before, as fellow earthlings our social evolution is decades behind our technology. This would be a good time to reinforce all that we have in common and promote friendship rather than animosity.
