I have discussed the comps (sold prices for each condo model in the last 6 months), condos for sale listings that are offered by Allure’s builder and those condominiums that are listed in Las Vegas MLS as resales for models that are smaller than 1233 square feet, in great detail.

 The next larger model is 1295 square feet and Allure has sold 22 of these. This model condo has 2 bedrooms, 2 baths with a den that they call an office and has an 84 square foot balcony. The lowest price paid for this model is $476,000 and the highest is $821,000 that was paid in March/2008. A notable sale is one that Allure’s builder has bought for himself for $670,000 in March/2008. Allure has sold three of these model condos for $525,000-590,000. There is only one 1295 square foot condominium listed for sale in the Las Vegas MLS and the asking price is $655,000. The seller bought this for $816,000 in January/2008. Allure has ten 1295 square foot models listed for sale for $633,000-$819,000. The most expensive condo is a highly upgraded model condo on the 21st floor.

Each condo gets one garage parking space and if they want extra parking or extra on-site storage, they have to pay additional money for them. This is another factor that adds to discrepancy in pricing for the same square footage condos.

The 1376 square foot model is a two bedroom, two bathroom condo with a den and 140 square foot worth of balcony. This model has sold for $495,000-575,000 and a lower floor unit with the north view is currently available on the MLS for $500,000. Allure is offering two lower floor units for sale for $513,000-534,000. These condos have Strip Views.

I am going to jump to 1563 foot condominiums that have two bedroom and two bathrooms. These are corner units and have 2 balconies for a total square footage of 148 square feet. Now we are getting into real babes, well at least to me. I counted 5 condos that have recorded so far and the selling price has been $610,000-$900,000. As I have mentioned before the bigger the condo, the bigger the price difference and much of this can be justified. These offer Southwest, West and Northwest views and will be looking over Echelon, when it is eventually built.

Allure has listed 14 condos for sale and these are on the 5th through 36th floors and are priced at $635,000 for a 5th floor unit to $864,000 for a 36th floor corner condominium.

When I set foot in the 1828 square foot condominium I yelled that I was in love, at first sight at that. I know I sound foolish, but this one is more beautiful than a centerfold model, if one has an eye for true beauty that is not skin deep and lasts more than a few years. This really hot babe has two bedrooms, two baths and an office. These units offer a spectacular view of the Strip and Southeast. You can take in the incredible energy that always emanates from the Strip from three separate balconies. No condos in this or higher square footage is available in MLS. Allure has sold 6 condominiums so far for $725,000-$990,000.

Allure’s builder bought a penthouse 2879 square foot condominium for 1.4 million dollars in January/2008 and sold a 4350 square foot penthouse condo for 4.35 million in April/2008. The last sale has been a 2109 square foot condo in August/2008.

Allure is offering some incentives in order to help sell their remaining inventory and that is what I will discuss in the last post about Allure Las Vegas.
