We recently had the great pleasure of representing a true gentleman who is a disabled retired Marine veteran. My father was a full colonel who is retired now, so I am an army brat and have a big sweet spot in my heart for veterans. It is my opinion one can often find the more honorable member’s of any society in their barracks.

Although Jack R. generously supplied his full name and signed his testimonial, I have removed his full name and signature to protect his privacy. Jack R. is a gentleman and a scholar and one of the best clients we ever had. What separates veterans from most civilians is that they are disciplined, do not look for immediate satisfaction and can follow directions and Jack embodied all of these attributes. I have always written that a successful result in a real estate deal can be achieved only if the buyer or seller forms a partnership and Jack executed his part to perfection and as the result got a great deal, his home appraised for about 30% more than the purchase price and that is incredible.

There is only one place to start with Karen and Masoud and their professional quality of service filled with genuine concern for their customer’s needs, and that place is their website: http://www.lasvegas4us.com .  As a part of the Realty One Group I believe their desire to offer a definitively centralized location for their clients is shown on their website.  Here you will obtain everything that a new home buyer would wish to consider before reaching a decision, and I do mean everything.  The Sabers – please forgive my shortening of Karen and Masoud’s last name, but It is a much appreciated style that they use in their own e-mails – have focused on providing a one-stop location to help their clients make the most important purchase decision of their lives.  That decision, of course, is buying a home whether that purchase is a house or a condo/townhouse.  The extensive information style of their website provided me with the much needed resources to help me formalize my final buying decision.

Consider the following list as a mere cursory hint at what you will find on their website; a website that goes way beyond the simple database lists of new and resale properties that so many other real-estate websites offer.  The Sabers’ website not only lists properties throughout the Las Vegas area they also include the following.

  1. In my case perhaps the most impressive service on the Sabers’ website is the facility to establish a personalized, VIP property management and listing service that automatically notifies you by e-mail of new property listings that meet your criteria.  And this information is sent to you the minute the property comes on the market.  
    • The VIP property service kept me up-to-date on all the new listings matching my needs (size, location, price, etc.) and led me to the property that I eventually purchased and now call home.  I cannot emphasize the value of this service to the buyer.  Many of the properties that initially caught my eye had been on the market for some time and had multiple offers already in place by the time I got to them.  This VIP service allowed me to place an offer through the Sabers just seven days after the property had been listed.  I believe this VIP service resulted in me being able to be the first and only offer for the property.  What was the result of being in that unique position?  As I said, that property is now my home.
  2. Another valuable service is the redirection to official government sites to provide an in-depth analysis of the crime rate in any area you may be considering.  These helpful summaries of each area’s crime numbers include exact locations and frequency of every criminal occurrence from the insignificant juvenile pranks right up to burglaries, car theft, and assault cases.  You know the quality of the neighborhood you are considering before you buy.  This information guided me to a safe neighborhood that was later confirmed by my car insurance company lowering my insurance rates.
  3. Don’t think the website lets you down after you have successfully chosen your new home.  Once you have reached agreement with the seller of your new home the Sabers website has a complete list of contact phone numbers to help you through those necessary tasks that you need to deal with prior to the close of escrow.  You will find contact details for obtaining the services for power, gas, water, sewerage, hauling & recycling, and even phone, cable/dish and Internet.  In one convenient location I found all I needed to have everything in place prior to my new home becoming my home.  This information was both helpful and saved me a great deal of time.  I had anticipated running around for a few days to get it all together, but was pleasantly surprised to complete all transfers of services in one short afternoon of phone calls.

I have no desire to turn this in to a novel so consider the following as an indication of what awaits your arrival at the Sabers’ website: advice on buying, selling, mortgage, escrow, and tools to help you calculate everything from loans to closing costs, and add to this list links to government offices right through to Nevada first time home buyer assistance. 

If the list above gives you an insight into what these professionals offer their customers just wait until you deal with Karen and Masoud.  Prompt is a simple word to use, but in the case of service and looking after your needs the word prompt is the appropriate word.  Prompt to answer your call for inspections, prompt to answer your phone calls, prompt to answer your e-mails … well, you get the idea.  You are their number one priority and they will not let you down.

Here is an example of the extended service you will receive above and beyond the website.  When you have chosen a property and find yourself harboring doubts as to the price or the neighborhood Karen and Masoud’s commitment to keeping you fully informed arrives via e-mail in the form of their Market Snapshot.

The Market Snapshot is another service I have found to be unique to the Sabers.  There is no need to wonder if you are paying a fair market value for the property of your choice.  Karen and Masoud will e-mail a market snapshot to you.  The information contained in that one e-mail is priceless.  It includes as much detail about your new neighborhood as the Sabers’ website provides in a seemingly unending array of information and services.  You will find a list of properties in the immediate area that have recently sold and those properties that are currently on the market, and, of course, the information contains property sizes, number of bedrooms and bathrooms, and price comparisons.  In addition to that valuable information for your consideration you will find details on schools, restaurants, shopping centers, etc., etc.

Are they professional?  Yes.  But more.  Much more.  Do not be surprised to find you have acquired new friends.  I guess it comes down to dealing with individuals who cover every angle and issue to get you the best possible match for your desired future home or business, and individuals that do not treat you as a commission check but rather treat you as a friend and truly have your best interest at heart as a friend would do. 

Need conformation on that statement?  When escrow closed and I became the proud owner of my new home, I received an e-mail from Karen and Masoud.  They had generously given me a one-year membership to House Seats: a membership that has me receiving e-mails almost every day of the week with offers of free tickets to shows throughout Las Vegas.  When I questioned the reason for their generous “house-warming” gift, Karen told me it was their way of helping new residents get out and enjoy the many fascinating things to do in Karen and Masoud’s Las Vegas.  Now that is one gift that will keep on giving for the whole year and most likely introduce me to some very nice people who are also members of House Seats.
