Las Vegas foreclosure (REO) agent who never answered my offer on a Las Vegas foreclosed home for sale he listed

I am sick of Las Vegas REO (foreclosure) agents thinking that they are above Nevada law because they are representing a bank and wrote an article about it that was titled

Last fair warning to Las Vegas REO or foreclosure agents, I am losing patience

Any and all problems that I discussed in the above article still persist because governmental entities that are trusted with regulating real estate transactions in Nevada refuse to do their job. If they didn’t, problems wouldn’t persist more than a year after the foreclosure fiasco in Las Vegas.

At any rate these foreclosure agents in Las Vegas can’t say they were not warned.

I try to keep my blog free from poison so below is a statement of fact.

I have removed the names and dates because I just don’t have the heart to hurt anyone and this article would have hurt the guy. Why, because this article went right to number 3 and 4 if you searched for the guys name in Google and would have gone higher in a couple of days. Hopefully the links will go soon away because I deleted the original post.

I guess I was taking all my anger over the whole process on this guy and it was partly due to the fact that when I called his office his assistant was unapologetic and had the attitude like OK now what. Anyways it is not that I am retracting anything as the blog was factual, I just don’t have the heart!

On 11/10/2008 I submitted an offer to an REO agent on a North Las Vegas foreclosed home for sale at zip code 89031. The asking price was $119,900 and my offer was at $130,000 with $4000 seller’s contribution toward the buyer’s closing costs that made the net offer at $126,000 and started the waiting game that goes with submitting an offer to a bank. Those who think they can lowball a foreclosure or short sale pay attention to the above numbers.

The deal with submitting an offer to a bank is that there is no set time for the bank to answer an offer and it is the listing agents responsibility to inform the buyer’s agent about the answer to the offer as soon as practicable (Nevada Law).

I learned that the same property has gone under contract on 12/–/2008 while the REO agent has failed to inform me that my offer was rejected by the bank.

As you can see this blog post is written on 12/17/2008 and the REO agent has had ample time to inform me and other Las Vegas real estate agents that have had to take their time to write an offer on his listing and answer their rightfully impatient client’s inquiries about the response to their offer.

This is not only disrespectful to me, and my customer, the REO agent is in violation of Nevada State law.

As I have repeatedly written, I take my client’s interest in a real estate transaction deadly serious and will react if being wronged, here is the proof. People, I am not kidding.

I will peruse the series about investing in Las Vegas homes and condos next. By the way we are in negotiations with one the nation’s largest real estate wholesalers so our customers can get away from stupid banks and their REO agents and buy Las Vegas homes and condominiums as investment property and at bulk rates that are much cheaper than foreclosure listing in the Greater Las Vegas MLS.
