About mold infested Las Vegas homes and condos and probate properties

A real estate agent’s job is to do what a customer tells him/her to do as long as the request is legal. There are times that I will not do what the customer asks and at that time I will fire myself from working with the customer and I have done it a few times. One notable case was a lady who wanted to dictate to me how to write a contract for a 4-5 year old foreclosed home in North Las Vegas that was priced around $125,000. This lady actually wanted a soil inspection done on the home, among other inspections and wanted the bank to pay for it while low balling the offer. FYI soil inspection has two phases of which phase two is very expensive. Soil inspection is done by the builder prior to obtaining a building permit and is required. Unless the property was used for example as an auto repair shop and there is a chance that oil may leak in to the ground, it is not necessary. Especially for a $125,000 foreclosed home. I immediately fired myself and told her to find another Realtor.

Mold infested homes and condos

I don’t like to be involved in deals that involve mold infested homes and we have been getting a few requests on this. Toxic mold spores could cause severe respiratory illnesses and distress when breathed in. Mold is caused by a number of different reasons like floods and need to be treated. Mold redemption is not cheap and Ozone is used to treat it and all infected areas have to be removed. Even when the mold is completely cured, it has to be disclosed to all future buyers and this will affect the resale price. I am not comfortable with this type of properties and will not do them.

Probate properties in Las Vegas

I received a good and short article from Chase Peterson about probate that I think you will find useful.

When a person dies, the legal title of property from their estate has to be transferred to the intended beneficiary via a will. If there is no will, then it is left to determine who is the legal heir to the estate and the property. Collectively, these processes are known as probate.

Probate is a process that is designed to enable the proper transfer of the decedent’s estate to the rightful beneficiaries. This process is also used to collect any taxes due on the transfer of the property. Outstanding debts can also be settled through probate, and usually a date is set by which time creditors must file any claims that they have. The probate process takes at least seven months, and the deadline for claims from creditors is normally six months from notification of the probate. The balance of the estate or property following settlement of these debts and taxes is then distributed to the beneficiaries.
