The Mandarin Oriental condominiums tower in Las Vegas City Center is the most expensive high rise condo tower which CityCenter has to offer. Residential condo prices range from $1.1 million up to $7 million. Residential condos which are called the residences are located on 25th floor and above the hotel’s 392 rooms. The residences range from 1,000-square-foot, one-bedroom condominiums to 4,000 square foot, three-bedroom penthouse condos.
Mandarin Oriental is well known for pampering their hotel guests and have 41 hotels in 26 different countries, plus 12 residential properties around the world and they are expensive. Their business model is geared toward the visitors for whom price is NOT a concern and the same goes for their hotel or residences in Las Vegas.

The HOA or condo fees at Mandarin Oriental are $1.30 per square foot plus and residents have to pay a home owners association fee of $1,700 and higher per month in addition to a hefty property tax. This high HOA fee pays for the use of Mandarin Oriental’s amenities, like the hotel’s pool and spa, fitness facilities and concierge team which only serve the residents. Clap your hand and you get what you want, but don’t ask how much. The HOA fee for Mandarin Oriental is the highest among Las Vegas high rise condo towers.
Mandarin Oriental condos come in shell condition and the buyers have a choice in design packages which include stainless steel appliances in the kitchens, awesome looking bathroom fixtures, porcelain tiles and more in addition to great views of Las Vegas Boulevard (Strip).
Mandarin Oriental has 227 residential condominiums and has sold 37 so far. Although City Center claims to have 180 more condo units still under contract, they haven’t closed them yet.
I am probably one the few real estate agents in Las Vegas who has been warning buyers about City Center’s inability to sell even 20% of its condos and I am proved right.
