However, many units have outdated flooring and countertops that have been upgraded or need remodel.

Soho Lofts

Soho Lofts high-rise condos are built in loft style and is located in Downtown Las Vegas Soho Lofts is a loft-style high-rise condo tower in the Art District of   Downtown Las Vegas, built in 2005 and has 122 condos. Condos come with bathrooms and a kitchen but no interior walls that buyers can add themselves. Soho Lofts has a nice rooftop pool with 360 degrees views.

Condo-hotels for sale in Las Vegas

Palms Place

Palms place is a condo-hotel high-rise tower which is popular with younger people located one block from the Strip We recommend against buying a condo at Palms place, an off-Strip condo-hotel tower famous for younger, rowdy clientele. The neighboring Palms casino has changed owners a few times and, as of January 2022, is closed to COVID-19. In addition, reviews are not very good due to condos being in disrepair, and complaints about the smell of Marijuana in corridors abound.

Platinum Hotel

Platinum Hotel was the first condo-hotel built in Las Vegas and is within a short walk from the Strip Platinum Hotel is a 17 story tower within a short walk to the heart of the Las Vegas Strip and gets very busy due to lower room rates than neighboring casinos. Reviews differ, but complaints are more for services than problems with the condos. However, we recommend against buying at Platinum Hotel due to severe restrictions on the use of condos by owners, which we explain on the tower’s page.

Signature at MGM Grand Condos

Signature at MGM Grand Condos is a condo-hotel high-rise project neighboring MGM Grand Casino on the Las Vegas Strip is a condo-hotel high-rise project comprised of three towers neighboring MGM Grand Casino on the Las Vegas Strip. For multiple reasons, we don’t recommend buying condo hotels. But if you really want to buy a condo-hotel in Las Vegas, this is the only project we recommend buying, and we explain the reasons on each tower’s page.

Trump International Hotel condos

Trump International Tower or Trump Tower is a high-rise condo-hotel building close to the Las Vegas StripTrump Tower is a non-gambling hotel located on the backside of Fashion Show Mall, a long walk to the Strip. While the building and condos are highly upgraded, sales have been chronically disappointing, resulting in the lowest appreciation of any real estate in Las Vegas since the recovery of 2012. For this reason, we recommend against buying here.

Vadara Hotel at the CityCenter

Vdara is a condo-hotel high-rise tower located at the MGM City Center at the heart of the Las Vegas Strip Vdara is a 57 story non-smoking, non-gaming all-suites hotel with 1485 suites on 57 floors. Vdara is located at the prestigious CityCenter with a short walk to the best casinos on the Strip. However, we do not recommend this hotel because the condo costs a little more than twice the units at Signature at MGM Grand, but they rent for 25%-50% more, simple math!

Las Vegas high-rise foreclosures and short sales

Ten years ago, one of four Las Vegas high-rise condos for sale was a foreclosure, but that time is long gone. Only five Las Vegas high-rise foreclosures sold in 2021, and we don't think you will see many banked-owned listings in 2022. The same goes for short sales. By January 2022, only three short sale listings are listed in the MLS, while 16 short sale condominiums sold in all 2021. Short sales usually provide for a better deal than high-rise foreclosures

In theory, Las Vegas high-rise condos for sale are priced based on the market conditions. However, Las Vegas high-rise condo market is unlike the housing market due to the lower sales and higher prices. While regular residential units have appreciated nonstop in the last few years, high-rise condos appreciate in fits and starts. For example, 2018 was an excellent year for verticals, but pricing was stagnant until the California invasion of fall 2020, which is ongoing.

Our Realtor Association publishes a housing market report every month to be used by Realtors and news organizations. But they don't issue a high-rise market report, so most Realtors are unfamiliar with it. Even worse, some think that vertical units appreciate as much as homes and condos and are badly mistaken.

We dedicate a lot of time researching the market and publish a report a couple of times a year or as necessary. In this report, we discuss the whole market. However, Towers don't appreciate uniformly. Thus this report is helpful in a limited way. So, on each tower's page, we discuss if unit prices are going up or not, especially after COVID-19 hit our town in March 2020.

Advantages and disadvantages of high-rise living

1: Views: Towers offer unparalleled views of the Strip or city and mountains

2: Security: Visitors have to pass a security desk to access the units. Additionally, owners have to use a key in some towers that only give access to their floor and common areas.

2: Easy access to the Strip and downtown businesses: Verticals are the only luxurious properties near the Strip and downtown.

3: Amenities

4: Elevators

5: Ease of mind: The HOA's responsibility is all repairs and maintenance outside the condominium door. You are only responsible for the interior of your unit.

6: Utilities already in place: Most condos are already wired for cable, internet, and the like, so getting set up is as easy as a phone call. Maintenance requests are often faster since they usually have an on-site property management office.

Disadvantages:

1: Parking: In some towers, you can get as many parking spaces as the number of bedrooms in the unit. So, if a buyer has more cars, problems arise. On the other hand, renting from other owners who do not use their parking space may be possible.

2: While noise is often not an issue, there are neighbors on all sides; bed bugs can travel through the air duct and land on the neighbor's bed.

Difference between residential towers and condo-hotels

Las Vegas high-rise condos for sale are divided into two categories, residential and condo-hotels. We discuss their differences in the Las Vegas residential high-rise and condo-hotels differences. One of the differences is the rental period and how the revenue is divided. Condo-hotels have appreciated far less than residential towers, and COVID-19 has hit a few harder than any other real estate sector.

Investors can rent condo hotels in two ways.

1: The owner can enroll it in the hotel rental program. After a unit is rented, it goes back to the end of the queue and waits for its turn.

2: The owner rents the condominium by advertising on a site like VRBO and takes responsibility for cleaning the unit. The minimum rental period is one month, and owners have to get a special business license to rent their unit nightly or weekly.

Las Vegas High-rise condo's HOA or condo fees, and minimum rental cycles

Las Vegas High-rise condo's HOA fees vary significantly among towers and floor plans. You can find the HOA fee for each building on its page.

The minimum rental cycle is from a one-year lease at Allure Condo to six months in most towers. Some towers like Sky Las Vegas and One Las Vegas allow a three-month rental cycle, while The Ogden allows a monthly minimum rental period.

Las Vegas High-rise condo's amenities

Las Vegas high-rise condo towers amenities at the minimum include a private pool and spa, gym, and in some instances, much more, like concierge, business meeting rooms, party rooms, outdoor barbeque, etc. But the amenities at some towers are smaller and less equipped than others discussed on each tower's page.
