Las Vegas homes for sale buyers can choose from a wide variety of houses to buy, from old fixer-uppers that were built in the 1930s to brand new multimillion-dollar ultra-luxury mansions.

 Generally speaking, houses become newer as you move away from Las Vegas Boulevard (The Strip) and toward the 215 Beltway. Those built close to the Strip and I-15 have been built in the 1950s-1960s, and are mostly one story and have a large yard.

Tract homes that were built in the 1980s-1990s offer medium-sized yards and are generally located inside the 215 beltway. Those built after 2000 are generally located near or outside the 215 beltway and generally have smaller yards than older houses. In the real estate crash, many of these were foreclosed on and purchased by investors and turned into rental properties.

Our great city is peppered with highly upgraded luxury homes and some can be found in lower-income areas. However, newer luxury real estate is being built in Master Planned communities of Summerlin, Anthem, Rhodes Ranch and Seven Hills. Horse properties with very large lots and no HOA are available as well, however, most are older houses.

Homeowner association or HOA is your friend, not the enemy

The vast majority but not all newer houses have been built in subdivisions that are governed by Homeowner Associations or HOAs. However, many buyers especially those from Midwest don’t like and try to avoid them. However, they are very useful in keeping the neighborhood neat and tidy and help with keeping prices up. Junk cars in the front yard don’t help home values in non-HOA areas and result in lower pricing. We highly recommend them.
