About Las Vegas townhomes:

Townhouses are like single-family homes, but with one or more walls in common with the neighbor and smaller lots. They are a great option for those who can’t afford a single-family home or don’t want to deal with exterior repairs or maintaining the front yard which in most, but not all cases, is covered by the homeowner associations (HOAs).

Many mix condos and townhomes but there is a significant difference between them. While condo owners own space in their building, townhome owners own the land that the property is built on. The newer units come with attached garage/garages with additional storage areas, but older units usually have a detached garage.

Financing a townhome is like financing a single-family home but only FHA, VA approved condos can be financed by an FHA loan. However, some townhouse subdivisions are recorded as a condo community and are subject to the same restrictions as condos.

Neighbors and noise:

One of the main differences is shared walls and some units only share a garage wall, especially in the age-restricted communities. But others are like a single-family building that is attached to the neighboring units.

The majority of townhouses are two-story buildings with living areas on the first floor and bedrooms on the second floor. We have some condos that are just like that, but townhomes don’t have any neighbors on top or below them. In many communities, especially age-restricted, they are single-story and only attached by a garage wall to the neighboring unit.

Amenities:

Older townhome communities generally have fewer amenities than condo projects along with lower Home Owner Association (HOA) fees. However, most new projects come with full amenities which is reflected in HOA fees.

Age-restricted communities are built for social interaction and offer a great many activities to keep their residents busy and healthy.

While townhome prices escalated significantly in 2017-2018, the appreciation rate slowed down in 2019. The table below shows the median price of townhomes from 2017-2019 which shows the median price of what buyers are buying.

It is the price per square foot of all units sold in a year that shows whether unit prices have gained or decreased. We believe that given the low listing inventory price gains will be more than 2019, probably in the 6% range.
